House and Land Package Tips To Help You Feel In Control Of The
Building Process.
Building
a new home is a very exciting time. It is your opportunity to create a
home that includes all the things that you’ve been dreaming
of
that you
don’t have in your current home. Whether the kids have grown
up
and
you’re downsizing or you have a young family and need to
upgrade,
if
you get the process right, you will enjoy your new home for many years
to come. When you are purchasing a house and land package, it is
vitally important that YOU be in charge and in control of the process
and feel confident about how it is going.
There
are many questions you will need to ask and the more questions you ask,
the more informed you will become. There are many steps involved in
building a house from choosing a house and block that will match to
deciding the final floor plan to the ultimate finishes and colours.
Many decisions need to be made and if you understand what is going on
at every step, you will be much better able to have meaningful input
into the process to make certain you get the outcome you want. By
having answers to the important questions, you can speed up the time it
will take to build your new home and feel in control of the process.
1)
Know How Much You Can Invest.
Make
a call to your bank or a mortgage broker and determine how much you can
realistically invest. Knowing this amount ahead of time can save you a
lot of wasted time looking at house and land packages that are out of
your budget.
2)
Consider The Location of Your New Home.
Where
you build you home can be very important depending on your families
circumstances. Do you have young children? You will probably want to
live close to a school. If you have older children, public transport
may play a part in your decision. What about your proximity to work?
Other considerations might be distance to shopping centres and
recreation areas... And maybe the beach?

Choose A Block That Your Preferred House Will Fit On.
There
are a few considerations when it comes to choosing your block. The
first one is, will the house you want fit on it? It may be obvious I
know but keep in mind that not all houses will fit on every block. Some
are wide, some are narrow so be sure to match the two. You may also
want to give some thought to exactly where on the block to put the
house allowing for more room at the front or the back.

Choose The Right Builder For Your Needs And Budget.
When
it comes to choosing a builder, consider more than just who advertises
the most on TV. As you visit display homes, ask the design consultant
about the builders warranties. Also, consider the companies reputation
and design portfolio. There are many house and land packages in the
market to choose from and by doing your homework you will find the
right builder for your needs and save time and money.
5)
Ask What The Current Build Times Are for Each Builder?
One
of the questions you should ask the design consultant is what their
current build times are. Some builders will have more jobs on their
books and therefore will be using their tradesman across many jobs and
this can determine the progress of your house being built. Also by
knowing the differences between home builders you can be aware of the
steps and the differences before you make a decision.
6)
Ask What’s Included?
It’s
important to find out what is included in the price that the design
consultant has quoted you for the particular House and Land
package you
are interested in. The companies literature will often say
“As
displayed” but often it’s not EXACTLY as
displayed.
For example, are
the floor coverings included? What about the blinds and curtains? Are
the downlights included and what about the kitchen
splashback?

Ask What Changes You
Can Make For The Included Price?
You
should also ask about what changes you can make. Some builders will
limit the amount of changes you can make. You may have to pay more
depending on WHAT changes you would like made. You may want to adjust
room sizes by increasing internal or external walls for example or
maybe adjust the size of the island bench in the kitchen.
By
being informed you will have peace-of-mind knowing that you have
minimised the possibility of unexpected surprises. Ask lots of
questions and don’t be scared by the design consultant asking
you
questions too as they are just trying to help you achieve the best
outcome for you and your family. For example the design consultant will
probably ask you if you have children and how many you have and what
their ages are. They will be trying to determine how many rooms you
might need or other important things like extra storage space and
perhaps activity areas because children will have different needs
depending on whether they are teenagers or toddlers.
